This Oakland property was purchased from a burned out landlord in need of some quick cash. She found us through our outdoor marketing campaign. As with most of the properties we buy, it had significant deferred maintenance and in a very rough overall condition. We began our discussion at the end of the 1st week in Dec, and the owner had her cash before Christmas. We knew this property had additional potential by opening up the floor plan, creating a master bedroom from two tiny rooms and adding new amenities and appliances. The price point for this property allowed us to do a moderate rehab and resell to another investor looking to buy/hold.
